House renovations kent

Turn your property into your dream home with a complete house renovation designed and executed to the highest architectural standards. Serving homeowners across Sittingbourne and the wider Kent region, our family-run team combines multi-generational craftsmanship with meticulous project management to deliver stunning, high-specification home transformations.

Tailored Property Renovations in Kent – Reimagining Your Living Space

Is your current home layout fighting against your family’s daily routine, or have you invested in a Kent property that requires a complete structural strip-out and update?

At Alltrades Builders, we approach house renovations in Kent by looking at the entire anatomy of a property. Rather than simply updating individual rooms, our third-generation family team specialises in full-scale architectural reconfigurations - breathing fresh life, modern energy efficiency, and seamless spatial flow into older or poorly configured buildings.

From re-routing main utilities and dropping internal dividing walls to executing complete cosmetic overhauls, we manage the entire physical evolution of your property, delivering high-end house refurbishments across Kent that radically elevate how you live.

The Renovation Blueprint: Our Phased Project Delivery

Overhauling a property requires meticulous scheduling. We manage your entire house transformation through a clear, highly coordinated engineering timeline.

01

Architectural Diagnostics & Spatial Planning

A successful whole-house remodel starts long before the first wall comes down. We begin by analysing your property's existing load-bearing footprint, structural stability, and hidden utility paths. Our design team collaborates with you to create comprehensive 3D layouts, mapping out how your new open-plan zones will flow, calculating the exact structural steel beam packages required, and ensuring your layout maximises natural light.

02

Structural Strip-Out & Heavy Engineering

With engineering plans secured, our specialised teams execute a clean, controlled strip-out of all dated interior elements. We then handle the complex heavy lifting: safely propping upper floors, removing internal dividing walls, and installing heavy-duty structural steelwork (RSJs) to open up your living space. During this phase, we also address any deep-rooted structural issues, such as damp-proofing remediation or timber floor joist reinforcement.

03

Multi-Trade Fit-Out & Premium Handover

Once the structural skeleton of your property is secure, the reconstruction phase begins. We coordinate a seamless, rapid sequence of expert trades under our direct management. This includes complete first-fix electrical re-wires, updated plumbing and central heating networks, high-performance plastering, and premium kitchen and bathroom installations. We manage the entire project right down to the final cosmetic trim, handing over a fully certified, modern home.

Tailored Configurations: The Types of Property Renovations We Execute

Whether you are looking to fully restore a heritage period cottage or completely alter the interior layout of a modern family home, we possess the specialist skills required.

Period & Heritage Restorations

We specialise in the sensitive restoration of Kent’s traditional Victorian, Edwardian, and historic oast houses. Our team carefully updates outdated electrical, plumbing, and damp-proofing networks without compromising the building's original character. We seamlessly blend modern premium luxuries with historic features like exposed timber beams, masonry, and classic coving.

Structural Open-Plan Conversions

If your home feels dark, cramped, or disjointed, our structural remodelling service completely transforms your internal spatial flow. By safely removing internal partition walls, installing calculated structural steel supporting systems (RSJs), and reconfiguring your ground-floor layout, we create expansive kitchen-diners and bright family hubs that maximise natural light.

Landlord Portfolio Overhauls

For property investors looking to maximise rental yields or flip a property for capital growth in Kent, we offer fast-turnaround modernisation packages. We install high-durability kitchens and bathrooms, execute complete re-plastering, and upgrade insulation values to improve EPC ratings while ensuring full compliance with modern UK rental safety regulations.

Why Choose Alltrades Builders for Your Kent Renovation?

With over 40 years of structural building heritage, we combine multi-disciplinary engineering expertise with clear, fixed-price project management.

Managing Structural Dependencies

Whole-house remodelling isn't just about cosmetic updates; it requires a deep, architectural understanding of how load-bearing walls, floor joists, and roof loads interact. Our third-generation building team possesses specialized expertise in heavy engineering and structural steel sequencing. We ensure your property's structural integrity is meticulously protected and enhanced at every single phase of the strip-out and rebuild.

Flawless Multi-Trade Coordination

Juggling separate plumbers, electricians, plasterers, and decorators is where most independent renovation projects fail and face costly delays. Because we operate as an all-in-one design and build contractor, we handle the entire multi-trade puzzle under one roof. Every single trade team is tightly scheduled, managed, and held to our elite internal standards, ensuring your renovation moves forward efficiently without any downtime.

Safeguarding Your Living Environment

We understand that undertaking a major property refurbishment can feel incredibly disruptive, especially if you plan to live in the home during construction. Our site managers implement strict dust-containment measures, maintain highly organised material storage, and establish clear, safe working zones. We treat your property with absolute respect, keeping the site clean, watertight, and fully functional at the end of every working day.

Whole-House Renovations Across Sittingbourne & the Wider Kent Region

While we deliver large-scale property modernisations throughout the county, our operational headquarters remains firmly in Sittingbourne. This gives us unrivaled local knowledge of the architectural styles found throughout Milton Regis, Kemsley, Murston, and nearby communities like Borden and Newington. Whether it is updating a traditional terrace near the town centre or reconfiguring a detached family home in the suburbs, we understand the exact structural nuances of the local housing stock.

Premium Features of Our house renovations

We focus on high-specification construction details, ensuring your entire property is structurally reinforced, highly energy-efficient, and finished to an elite standard.

Excellent service from Alltrades Builders Ltd We’re really impressed with the work carried out by Ben, Paul and the team. They knocked down a wall, completely ripped out our old kitchen and fitted our new kitchen, and the whole process was handled very professionally. They were extremely helpful throughout, offering advice and guidance whenever we needed it. Their knowledge and experience really showed, and they were able to suggest practical solutions and ideas that helped us achieve the finish we wanted. The quality of the workmanship is excellent, and we’re really happy with our new kitchen. The team were professional, reliable and clearly take pride in their work. We have already recommend Alltrades Builders Ltd to family and friends and to anyone looking for knowledgeable, professional and high-quality builders.

We had Alltrades recommended to us by a previous customer and we chose Alltrades after getting two other quotes for our second storey rear and side extension. Alltrades came out as the cheapest, by some way and after meeting Ben twice we felt confident in him and Alltrades to do a good job. We went into the project having had bad experiences with builders, but Ben and the rest of the team were always very understanding and professional. The work was completed without any major issues and any minor unforeseen things that arose, Ben was always very open and transparent about the process and any additional costs that may be incurred. We are thrilled with the end result and would thoroughly recommend Alltrades to anyone. One of the best elements of Alltrades is their friendly nature and professionalism. They were always polite, friendly and helpful. They said bye at the end of the night and updated us on what was next. It was a pleasure to have each and everyone of the crew in our home. They were great with our two young children and made great effort to keep the house as clean as it can be. I was also very impressed with the ethos of Alltrades. Their logo clothing, vans and signs all broadcast to everyone around who they are and that they therefore standby the quality of their work. I was especially impressed that after our scaffolding and tin roof went up, Alltrades added an extra sign to the side, meaning everyone around could see who the builders were. I felt assured at this and that the quality of their work would be high, as you don't broadcast who you are if you have anything to hide. Similarly with their social media presence, Ben and his team are open to the work they do and want everyone to see. We would go back to Alltrades for any future work ( and have done already for some garden steps and driveway since finishing the extension) and would highly recommend to anyone. Thanks again to Ben and crew, Peter, Rachel, E , L and R.

The plans for our 2 storey side and single rear extention have been in the making for nearly 5 years. From initial architecht drawings, to planning applications and the search for the right builder has taken time and patience. We had several builders provide quotes for the works however we were drawn to All Trades Builders who had already built a similar extention local to us. After careful condideration and several reviews and adjustments to the planned works and quotes we knew that All Trade Builders were the right choice for our build. In April 2025, All Trades Builders demolished our old garage and broke ground for the foundations to the new extention. They worked through the summer building the main structure, including steel beams and new roofing then completed the interior with electrics, plumbing and all fixtures and fittings including the new kitchen, family bathroom and downstairs WC. Throughout the build we have completely trusted the All Trades Builders Team and our neighbours have also been very complimentary which for a build of this duration is also important to avoiding any uneccessary disputes. We've had to make some changes as we have progressed and we've also asked for lots of extra works to be carried out and All Trades Builders have been very professional dealing with this. In addition the payment plans and communication have been very clear and easy to understand and follow. All in all, an excellent project delivered by an outstanding team who I would highly reccommend to anyone else considering new building works in 2026.

Garage Conversions Kent - Frequently Asked Questions

Got a garage you're looking to convert in Kent? Get fast answers to our top questions.

Will a major structural home renovation require planning permission?2026-08-19T08:30:53+00:00

The vast majority of internal modernisations, layout reconfigurations, and structural wall removals across Kent fall safely under your Permitted Development rights, meaning formal planning permission is not required. However, you will definitely need to apply for planning permission from your local authority (such as Swale Borough Council) if your property is a listed building, sits within a designated conservation area, or if your remodelling plans involve significant external changes, such as adding structural extensions or altering the front roofline profile.

How do you calculate the cost of a whole-house renovation in Kent?2026-08-19T08:30:22+00:00

Because no two property configurations or structural conditions are identical, we do not believe in vague, inaccurate square-metre estimates. At Alltrades Builders, we provide a fully transparent, fixed-price itemised quote. Our costing process factor in architectural 3D designs, structural engineering calculations, local Swale or Kent building control fees, structural steel fabrication, first-fix plumbing and electrical materials, and your chosen luxury finishes. This comprehensive approach ensures you receive an accurate, fixed physical budget with zero hidden surprises mid-build.

Do I need a Party Wall Agreement for an internal structural renovation?2026-08-19T08:30:09+00:00

If you own a terraced or semi-detached house in Kent and your renovation plans involve altering an internal shared wall, you are legally required to serve notice under the Party Wall Act 1996. This applies to standard renovation tasks such as cutting into the party wall to insert heavy-duty structural steel beams (RSJs), removing chimney breasts, or damp-proofing shared masonry structures. As a comprehensive design-and-build building contractor, we guide you through this legal process early in the architectural planning phase to ensure friendly, fully compliant sign-offs with your neighbours.

Can I live in my house while a full property renovation is being carried out?2026-08-19T08:29:47+00:00

Whether you can remain in the property depends entirely on the scale and phasing of the structural works. For cosmetic modernisations or partial house refurbishments, it is often entirely possible to live on-site while we isolate working zones. However, if your project involves extensive deep structural alterations, total load-bearing wall removals, whole-house electrical re-wires, or complete utility re-routing, we strongly advise vacating the property. Empty properties allow our multi-trade teams to work significantly faster, tightly condensing the building schedule and ultimately reducing your overall labour costs.
